How to Apply
To apply to be a resident at one of our properties, just follow these steps:
Apply Online
It's easy to apply, and you can do everything online.
Note: Our Fort Sanders Rentals follow a different process. Please do not apply unsolicited for student housing at this time.
Fill out our application fully and completely. Each occupant over 18 must fill out an application themselves.
We require a showing before we will process your application. If you are not living in Knoxville and have definitive plans to relocate, we can arrange for a remote showing.
We ask prospective residents to self-screen. We will not conduct in-person showings to those exhibiting cold, flu, or COVID-19 symptoms. so please reschedule your showing if you feel sick.
Pay & Get Screened
Pay the application fee via credit or debit card when you submit your application. We will not charge your card until we process your application, typically after a showing.
We use SmartMove by Transunion to run a credit and criminal background check on all prospective residents and cosigners.
Applying will not affect your credit report; it's a soft inquiry.
Sign
Once approved, you'll sign a lease with us, electronically.
At lease signing you'll typically pay 1 months rent as a security deposit. Your first full month's rent is usually due 3-7 days before move-in.
As a resident you can do everything online, including paying rent, opening maintenance requests, accessing all of your rental documents and more.
Pet Policy
Some of our single family home and apartment properties accept pets. Our listing site will state whether pets are allowed and the pet fee at each home.
Generally, we limit pets to 1 or 2 dogs or cats with a $200 one time fee and $50 monthly pet rent (not per pet). We restrict breeds on size, age, insurability, and other factors and some properties have different requirements. All pets are screened online and there is a $20 fee per pet.
Please respect our no pet policy at our multi-tenant properties and our Fort Sanders properties. Many of our tenants prefer and enjoy our no-pet, no-carpet buildings.
Policies & Fine Print
All of our listings are subject to change. We reserve the right to correct any errors including but not limited to pricing or lease term conflicts.
Pricing and lease terms may change until leases are presented and signed. Leases are not secured until all deposits, guarantees and tenant signatures are received by us and you receive a countersigned lease from us.
Monthly rent advertised is based on having Auto Scheduled Payments (EFT auto-withdrawal set up to occur on or before the rent due date). If you do not Auto-Pay you will pay slightly more than the discounted rent advertised. Paying online by bank EFT is free. Paying monthly rent with a check, money or or cash will incur a handling fee of $10.00 per instance, which includes online bill payments from your bank if they mail a paper check to us. The handling fee doesn't apply to initial deposits paid with lease processing.
