• First, we recommend you download and read your lease from that email. We use plain English whenever possible, so while lengthy, it should generally be understandable.
• Second, please read the Frequently Asked Questions on this website (check email or contact us for the password)
• Finally, you will sign your Lease online. Follow the directions and ensure you complete each step -- initial each page, sign everywhere required including addendums, and be sure to click the final submit button when you’re done.

IMPORTANT: Students will receive their own email to sign. Parent / Guarantors should not sign on their behalf; they will get their own signing email.

The guarantor listed on the student's application will receive an email to sign the Guaranty portion of the lease from Adobe Sign. Check your spam folder if you don't get it.

• First, download the lease from that email and read it.
• Second, please read the Frequently Asked Questions on this website (check email or contact us for the password)
• Discuss any concerns with your student resident first. If you have questions after reading the FAQ, coordinate with your student resident and we are happy to answer questions by phone or email.
• Finally, you will sign the Guaranty online. Follow the directions and ensure you complete each step -- complete the Guaranty form with your full name, relationship to the tenant, correct mailing address and phone number, etc. Be sure to click the final submit button when you are done.

Residents will receive a welcome email from our Resident Center online portal -- the same one you used to apply. You will use Resident Center to pay online, as well as communicate with us throughout the year, open maintenance requests, etc. Only you will receive a login, not your parent. It is very important that you, the student resident, are the main point of contact while you live at our properties.

You may share your login with your parent for the purposes of payment only -- do not change phone numbers, emails, or contact information in our system to that of your parent.

Make sure to download the Resident Center by Buildium app from the Apple App Store or the Google Play store. We prefer messaging and communicating via the app once you are a resident.

Log into Resident Center. You will pay your portion of the security deposit online now. How you split up paying the entire deposit among your housemates is up to you. The most common split is an equal split. You can enter the amount to pay in the Resident Center. As everyone pays the total balance should come down to zero.

Bank EFT's are free, and credit cards or debit cards have a non-refundable 3% fee. We suggest you use a bank account to avoid fees.

When everyone has signed the lease, and everyone has paid the deposit in full, and the funds have fully settled in our account, we will countersign your lease and you will receive the final signed lease copy via email from Adobe Sign.

First month's rent is due typically 3-7 days prior to your lease start date. See your lease for the exact date. It is your responsibility to log into Resident Center and pay your portion of your first month's rent by the due date.

Everyone must pay in full and your rent account must have a zero-balance before you may obtain keys or move in.

About 2-3 business days before you move in (no need to do it sooner), one resident only should turn on all of the essential utilities for your apartment at www.kub.org

For all buildings, you will turn on electric. In most units, you will turn on water & wastewater, with exceptions at 1312 Laurel, 1310 Clinch, and 1501 Clinch. In a few of our units you will turn on gas service. If KUB says a utility needs to be turned on in your apartment because it's tenant responsibility you should turn it on. Contact us if you have questions.

Our buildings are pre-wired for Comcast internet, and usually KUB Fiber. You are responsible for setting up internet and for getting pre-authorization from us if any new jacks are to be installed -- which would be unusual. We do not allow internet providers to drill through the building or it's floors, so contact us first for authorization or you will be responsible for damages.

Residents at 1312 Laurel have wireless internet included and can get a private network and password upon request. 1501 Clinch has building wide wireless, but has been pre-wired for Comcast and KUB Fiber if you wish to get your own faster service.

We require you to have insurance from a licensed insurance company in Tennessee which covers liability and your personal belongings and has water & sewer backup coverage. You must upload proof of insurance (typically the Declarations page) to the Resident Center prior to move in and update it online when it renews.

You can share a policy with your housemates if your carrier allows it, just make sure you have enough coverage for everyone.

You can also purchase a Renters Insurance policy via the Resident Center through MSI, a national insurance carrier, which meets all lease requirements.

Parents’ homeowner’s insurance may cover student residents while away at college if it meets the requirements. If you go this route, talk with your insurance agent, share the Renters Insurance Addendum in your Lease with them, and discuss the risks. Parents that rent their main home, and those with certain family situations may want or need their student to have their own renters’ insurance policy. If your insurance agent has questions, send them the Renters Insurance Addendum page in your lease. Please read our FAQ for more discussion on this topic.

If you meet all of the above requirements, you'll be cleared to move in the morning of your lease start date. Please reach out to us about 1 week prior and confirm a day and time that the first person will move in. We'll arrange to have keys delivered to you the first day of your lease. The best way to contact us is via the Resident Center messaging system.

We encourage all future residents as they tour and apply to consider their move-in date carefully. Your lease start date set on your lease has been carefully considered & planned. During the summer, we manage a large number of residents leaving and moving in and its rare that we can accomodate a request for early move-in. However, from time to time, under the right conditions, we can sometimes accomodate you. Use the Resident Center to enter your request as soon as you can.

If we are able to accept your request, we will let you know via Resident Center. There will be a lease change addendum required, and all residents will need to agree and sign. You will owe additional daily rent for the early move in days plus, in most cases, a lease change fee, at the time of signing the addendum. You must also update your renters insurance to start on the new date and provide proof of insurance before occupancy.

Rent is due on the 1st of each month. You'll pay via Resident Center. You will receive an email rent statement each month about 5 days before the 1st, and a reminder each month about your Scheduled Payment withdrawal date. You can log in and change the bank account used for Scheduled Payments anytime. Just ensure you’re always set up for Scheduled Payments on the 1st of the month. Your rent has a discount built in, so if you do not have Scheduled Payments set up, you’ll lose the discount each month you don't have a Scheduled Payment set up.

Your lease rent assumes you and all of your housemates have set up scheduled electronic rent payments for the 1st of each month. Bank EFTs are free. Go here to read how-to set it up.

Beginning with your 2nd month's rent, you must set these up or your discount will be removed for each month they are not set up. If your parent pays your rent, share your Resident Center login, or work together to set this up one time and never worry about it again the rest of the year.
